If you're an avid golfer or just love the idea of living in a beautiful golf community, then it's no secret that Davenport, Florida and the surrounding area is the place to be!  Championsgate, Reunion, and Providence are popular choices, but if you are are looking for a community that is more moderately priced, then Highlands Reserve might be the perfect place for you.  Located just a few miles southwest of Walt Disney World, this community is a hidden gem that many people have yet to discover.  Here's what you need to know about Highlands Reserve.

The Golf Course

The centerpiece of Highlands Reserve is, of course, the golf course.  This par-72, 18-hole golf course was designed by Michael Dasher and opened in 1998.  It features rolling fairways and a stunning landscape that includes pine trees, wetlands, and natural Florida wildlife.  The course offers differing experiences for all types of players, providing elevated greens, wide open fairways, and some forgiving landing areas.  

The Amenities

In addition to the golf course, Highlands Reserve offers a variety of amenities for residents and visitors.  There's a clubhouse with a pro shop, a snack bar, and a practice facility for you to perfect your swing, which includes several target greens, a practice bunker, and a large putting green.  They've also added stone yardage placards to the teeing area to help you refine your distance control.

For residents of the community, additional amenities include a beautiful pool, tennis court, and playground.  Enjoy pickleball?  Pickleball lines have been added to the tennis court - just bring your own net!

The Homes

Highlands Reserve is a mix of vacation homes, second homes, and permanent residences.  There are serveral neighborhoods within the community, each with its own unique style of homes.  The homes range in size, averaging between three to six bedrooms.  Also, many of the homes that either currently or have previously served as vacation residences come with a variety of features, such as private pools, game rooms, converted garages, and home theaters.  These features may vary from home to home, depending on the particular tastes and/or needs of current or past homeowners, which adds a unique flair to each of the homes.  Currently (as of 4/19/2023), prices for homes actively listed on the market in Highlands Reserve range from $420k to $575k, depending on features, location and size.  Best yet, the community features a low annual HOA fee!

The Location

One of the best things about Highlands Reserve is the location.  It's just a short drive to Walt Disney World, making it an ideal vacation home or rental property.  There are also plenty of restaurants, shops, and other attractions nearby.  Plus, the community is located near several major highways, including Hwy 27, I-4, and 192.  Posner Park, a popular local hotspot, featuring an IMAX theater, Super Target, Michael's, Pet-Smart, Best Buy, Hobby Lobby, Home Goods, Fortuna Bakery, a brand new BJ's Clubhouse, and so much more is only minutes away.  

The Lifestyle

Living in Highlands Reserve is all about the lifestyle.  Whether you're a golfer or not, there's something for everyone in this community.  You can enjoy the amenities, explore the natural beauty of the area, or simply relax in your own private oasis.  Plus, the community is friendly and welcoming, with plenty of opportunities to meet new people and make new friends.
